Plans released today for 45 Park on the former Channel 7 site at Gilberton will establish the benchmark for transit corridor development in Adelaide, with its unique location providing residents easy access by foot, bike and public transport into the CBD and North Adelaide.
Adjacent to the River Torrens Linear Park, the proposed $180 million residential development will incorporate three medium rise apartment buildings with heights scaled between six and ten storeys.
Each building has been designed with its own unique characteristics to offer a range of options from one bedroom garden front apartments to penthouses with sweeping views over the Botanic Gardens and CBD. The completed project will feature 217 apartments.
A planned 6 storey apartment building with rooftop residential lounge and library will face Park Street and include 73 apartments.
The second 7 and 8 storey building will back onto the River Torrens and Linear Park and include 69 apartments.
The third 9 and 10 storey building with will face down Hackney Road and be naturally screened by established trees. This building will feature 75 apartments.
At the heart of the project will be nearly 6000 square metres of resort styled landscaped gardens incorporating tree lined walkways, courtyards, an expansive lawn area for picnics and an outdoor cinema and pool and gym facilities.
This open space is an area in equivalent size to 24 tennis courts and will provide direct access to the Linear Park for walkers and cyclists to encourage a healthy and active lifestyle.

During construction, the project is expected to create in excess of 300 jobs in planning, design, building and landscaping.
