Planning approval paves the way for first homes at Senses

Development partners Landcap Development and Toro Property Projects have finalised planning approvals for Senses – a 254-home, master-planned community located on Wellington Road, Mount Barker.
The approvals by Mount Barker District Council, who have previously endorsed the plans, confirmed Planning Approval, Land Division Consent and Development Approval, and paved the way for release of the first lots in the coming months.
Senses has been carefully designed by a team of leading urban designers, landscape architects and engineers to seamlessly integrate sensory experiences into everyday life.
The development will feature a series of thoughtfully designed themed parks, scenic trails, and community spaces that will be crafted to engage and delight the senses. The focus is on creating inclusive, accessible community spaces for all.
Key features of the neighbourhood will include parks with calming water features, aromatic fragrant gardens, bush tucker and herb garden, interactive tactile sculptures, quiet zones for peaceful reflection, and expansive views that offer spectacular sunsets.
“We are delighted to have received the green light from Council which will allow us to release the first lots in the development,” said Anthony Andolfatto, Toro Property Projects Director.
“We have already received significant interest and registrations from interested buyers with pent up demand arising from our current housing shortage.
“Senses isn’t just about creating new homes though; we are focussed on delivering a residential community with a high-level of amenity and access to open space.
“Senses is about more than just housing—it's about creating a true sense of belonging.”
The neighbourhood will be centred around cul-de-sac living, with interconnected open spaces designed to foster social connections and a strong sense of community. Thoughtfully separated areas for quiet relaxation and more active communal spaces will ensure there’s something for everyone.
Landcap’s Executive Director David Allington, said in addition to the release of the first lots, we will shortly be announcing our key partner builders for Senses.
“Our partner builders will help ensure greater choice for buyers, giving them the opportunity to either buy a lot and build with a builder of their choice, or the convenience of buying a pre-planned, pre-built home from one of our builder partners.
“With a variety of lot sizes including lots with large frontages and housing options, this new neighbourhood will accommodate diverse needs while maintaining high standards through carefully planned building guidelines. Buyers can have peace of mind knowing their investment is protected by quality homes and a lasting sense of community.”
Senses will be brought to life through a collaboration between some of the local industry’s most experienced experts, including developer Landcap Development, project director Toro Property Projects, urban designers Mc2tudia, engineers Greenhill Engineers, landscape architects GD Studia, and local real estate agents Ray White Mount Barker.
Following the official launch of Senses in the coming months, civil works will commence later in the year and the first homes are expected to begin construction in late 2026.
