$120 million parkline development opens its doors: New apartments driving 40-year high housing approvals in SA

19 February 2026

The first residents will move into Chasecrown’s Parkline development at Kent Town over the coming weeks following its official opening today by Nick Champion, Minister for Housing and Urban Development.

The completion of Parkline is part of a surge of new CBD and city-fringe apartment  developments in various stages of construction and planning.

South Australia leads the nation in housing approvals driven by private‑sector unit approvals which nearly doubled last year, jumping 96 per cent to 4,646 – the highest since 1983. Last year’s City Building Heights Code Amendment by the South Australian Government is likely to lead to further growth in CBD apartment development.

Parkline’s completion is set to be followed by several other new CBD apartment projects with approved projects on Hutt Street, Angas Street, Waymouth Street, Grote Street, North Terrace and East Terrace.

The 12-storey, 61 luxury apartment Parkline building is 90 per cent sold, with only a few sky homes on the higher levels remaining.

These higher-level apartments have magnificent, sweeping views overlooking the parklands and CBD, as well as sweeping views towards the coast and Adelaide Hills.

Parkline buyers are mostly owner-occupiers downsizing to secure, low maintenance living and helping to bring more established family homes onto the market.

Attributable to Chasecrown Director and Project Architect, Mr Louis Kanellos:

“The opening of Parkline marks a significant milestone, setting a new benchmark for CBD living.

“From the outset, our vision was to create homes that feel expansive, light-filled and enduring in their design. Every detail — from the spacious layouts to the premium materials and carefully curated interiors — has been considered to elevate everyday living.

“The building’s orientation maximises the stunning panoramic views across the city skyline and out to the hills and coastline - residents will enjoy a daily connection to the very best our city has to offer. We look forward to welcoming residents to their new homes over the coming weeks.

“This development represents Chasecrown’s commitment to delivering high-quality residences in prime locations across the city and the suburbs.”

Attributable to Multiplex SA State Manager Andrew Warren:

“We are proud to deliver Parkline for Chasecrown and contribute to increasing new housing supply in Adelaide.

“It has been an exciting project involving a very high level of quality control - setting a new
benchmark for premium apartments in South Australia.”

Attributable to The Hon Nick Champion, Minister for Housing and Urban Development:

“We need more homes to be built for all South Australians and we celebrate all developments opening up that add housing supply to the market.

“As people move transition into apartment living, it frees up family homes in the suburbs, meaning less pressure on the housing and rental markets.

“The Parkline apartments are a benchmark for stunning design in a priceless location right on the doorstop of the CBD.” Award-winning global construction firm Multiplex has led construction of Parkline which also incorporates 1200m2 of premium commercial space along with an entry lounge and residents multi-use space to cater for meetings, co-working and larger events.

The all-electric building is capable of net zero operation, thanks to a 7-star average apartment energy rating and a power system that can avoid the use of fossil fuels for heating, cooling, hot water and cooking appliances.

Other environmentally responsive design initiatives include a naturally ventilated carpark with ‘green walls‘ to reduce energy consumption; an extensive solar array supporting the building’s communal energy consumption; infrastructure supporting individual electric vehicle charging stations; and home automation options.

Mr Kanellos says Chasecrown is also investing in the public realm around the Kent Town project by removing power lines to King William Street, activating the street frontages and laneways with high-quality landscaping, and green walls.  “We placed a high value on contributing to the ongoing regeneration of Kent Town and recognition of the precinct’s local character and proximity of the city,” he says.
