South Australia’s first cross laminated timber residential project approved
The trendy Adelaide city fringe suburb of Kent Town will be home to the first cross laminated timber constructed residential building in South Australia - and only the second in Australia.
The Development Assessment Commission today granted development approval for Verde – a $27.3 million premium five storey, predominately residential development, with 54 generously proportioned apartments, 7 small home offices (soho), ground floor retail and commercial offices.
The approval follows the development’s successful completion through the Department of Planning, Transport and Infrastructure pre-lodgement and State Government Architect’s Design Review processes.
Verde is a joint venture between South Australian family owned developer FA Mamac and building company Morgan and Hansen.
The project has been designed by leading South Australian architects Proske using the latest evolution in sustainable building materials, cross laminated timber, for the construction.
The cross laminated solid timber is being used for all the load bearing walls, floors and ceilings of the residential apartments.
Manufactured using European technology, cross laminated timber is lightweight (25% of the weight of concrete) and exceptionally strong, shortens construction time and enables quieter construction to lower the impact on local communities.
As well as being extremely strong and solid, because timber is natural it helps to create a gentler and cosier living environment. It also has significant environmental benefits and significantly lowers heating and cooling costs.
Morgan and Hansen Managing Director Andrew Morgan said we’re delighted Verde has been approved and look forward to bringing the project to market later in the year.
“Verde will provide residents with an enviable lifestyle with the development incorporating spacious apartments, contemporary interiors with the latest fixtures and fittings and balconies with sweeping views towards the eastern parklands,” said Mr Morgan.
“Creating lush, green environments within the development has been a key priority so apartments feature either an internal courtyard or light-court and generous balconies to provide the residents with a quiet private space for relaxation.
“We’ve also incorporated a large, central private internal Piazza into the building design as a communal space for residents to enjoy. It will feature mature trees, lush landscaping and outdoor furniture.
“Kent Town has become a tightly held, popular suburb where opportunities for new residents to move into the area have been limited.
“Verde will create a once in a decade opportunity for buyers to buy into this vibrant, character laden suburb.
“Most importantly, Verde has been designed to be sensibly priced so will be attractive to new home buyers looking to live close to the CBD.”
Verde is located within a five minute walk of the Rundle Street shopping strip and provides easy access to the city through the eastern parklands, and a 15 minute walk to the redeveloped Riverbank precinct and Adelaide Oval.
Apartments will be priced from $330,000 for a one bedroom and up to $525,000 for the largest two bedroom residence, and the SOHO (small office home office) from $420,000.
The project will be brought onto the market in September with construction expected to commence in early 2015.
