

SA housing boost attracts developers back to SA
Changes to state planning regimes to boost housing in South Australia is attracting leading developers back to South Australia to invest in the abundance of land opportunities.
Adelaide born and raised David Allington, now Executive Director of Landcap Development, is one such developer who has returned home to launch a new property development firm and bringing with him interstate and potentially international investment into South Australia to develop land for much-needed new homes.
Landcap has just announced a new partnership alongside Toro Property Projects in the Senses project in Mount Barker. The company is also developing plans for other new master-planned developments in South Australia and Victoria.
For the past 23 years, David had been working in residential development for Stockland, where he was General Manager – Victorian Communities, overseeing a $3 billion residential portfolio and developing more than 3,000 housing lots a year - more housing lots than the total developed annually across the whole of South Australia.
His return home to establish Landcap has been spurred by the pro-development environment in South Australia created by the local property industry and the South Australian Government - now focussed on accelerating land development and home building to address the housing shortage.
David said South Australia has made it clear that it was open for business for developers willing to invest.
“South Australia has recognised that it needs a major housing boost by introducing changes to the planning regime, rezoning 530 hectares of land for housing and long overdue investments in infrastructure,” David said.
“The new housing market in South Australia has significant potential bringing with it new investment and interest from developers like Landcap and investors in our projects.”
Growing up, David’s family were among the first residents in Delfin’s Golden Grove development, where he realised the benefits of living in a new, master planned community early in life.
He then started his career with Delfin immediately after leaving school, where he quickly learned from the company’s pioneering placemaking approach.
“From growing up in Golden Grove to developing master planned communities across the country, I know firsthand how people’s lives can be transformed by thoughtful, high-quality community developments. This is why I’ve started Landcap.”
“We will focus predominantly on broadacre land development and building new communities but will also explore opportunities for urban infill developments,” he said.
“Landcap will prioritise smart urban planning, sustainability, and lifestyle amenities, to ensure that every community we create enhances the way people live.
“We will also explore further opportunities in partnership with Toro Property Projects, while also undertaking independent projects and exploring other development partnerships across South Australia and Victoria.”
Senses at Mount Barker, Landcap’s first project, is already experiencing strong interest from buyers ahead of the first release planned this year.
Senses is a $180 million boutique master planned community with around 250 homes and more than 18,000 square metres of open space, where Landcap’s and Toro’s placemaking philosophy will be brought to life.
