Bohem launches with $33.45 million in opening weekend sales
Adelaide’s newest apartment development, bohem, has launched with $33.45 million in sales after the opening weekend, with 72 of the project’s 220 apartments now sold.
The launch follows last year’s success of Starfish Developments joint venture in the $100 million Vue on King William, Adelaide CBD’s tallest residential building, which is now fully sold, and under construction.
Adelaide’s CBD apartment market is starting to thrive following the South Australian government’s reform of planning laws, which have allowed for greater heights and a more streamlined process for developers.
The latest population forecast shows the city’s population is set to grow this year to a 23,065 – a 50 year high. The city last had a population this size in 1965. The City’s peak population was 100 years ago when it reached 43,133 in 1915.
bohem, which will overlook Whitmore Square, will transform an unsightly and largely derelict prime corner site into a $110 million residential apartment building with a 22 metre vertical garden creating a bold façade.
A sixth floor rooftop space will also be transformed into a Sky Garden with stunning views over the city, 440sqm outdoor kitchen with timber tables and seating, viewing ledges, 17 metre lap pool, 60sqm metre and gym.
bohem has been designed by Enzo Caroscio Architecture and Woods Bagot with Tract appointed as the landscape architects.
Starfish Developments Managing Director Damon Nagel said the response to the launch of bohem had been overwhelming.
“Buyers have been quick to embrace bohem’s bold design and its prime location close to the Gouger Street dining strip, local cafes and the Adelaide Central Markets,” said Mr Nagel.
“Adelaide’s West End is a fusion of cultures and styles and this is reflected in Bohem’s design which brings together various design elements, scaled heights and setbacks, and exterior finishes and material.
“Buyers in Adelaide are more readily embracing apartment living but the project has to be well-designed, well-located and well-priced.
“It sounds simple but interestingly we’re seeing a large number of apartment projects in Adelaide getting planning approval but only a small percentage being taken to market and even fewer selling.”
Bohem will incorporate 220 apartments with prices starting at $339,000 for a one bedroom apartment, $460,000 for two bedrooms and $1,200,000 for three bedrooms.
Bohem is a sole venture for Starfish Developments which currently has $370 million worth of projects in varying stages of planning and construction, both in South Australia and Western Australia.
